How it works

  1. Property Valuation
    Before you sell your home you need to understand its current market value. Our valuer will discuss with you a guide price for putting the property on the market and ultimately achieving a sale.
  2. Appoint Ellis Hay
    We will go through our standard estate agency contract, take ID from you in order to satisfy Anti-Money Laundering Legislation and advise you of your right to cancel within 14 days.
  3. Appoint a solicitor
    Appointing a solicitor at the point of which you put your property on the market can considerably speed up the process and reduce the stress. If you do not have a regular and trusted solicitor, we are happy to provide recommendations.
  4. Documentation
    We will arrange for an Energy Performance Certificate at no cost to yourselves. We will also perform a check on the title deeds of the property to ensure all relevant parties have signed our contract. We would advise our clients at this point to consider getting together material that will speed up the sale process once a price has been agreed. This includes copies of documents referenced in the property information form, such as a Building Regulations sign off or FENSA certificates for replacement windows, leasehold/management information if relevant. Also now is a good time to think of what you will be including in the sale such as curtains, white goods.
  5. Marketing Material
    We will take comprehensive details of your property, construct an accurate floorplan and take excellent photographs that will best reflect why a buyer should choose your property. Prior to publishing, we will give you the opportunity to review the sales brochure.
    Your property will appear on RightMove and On The Market as well as our own website and Facebook. Traditional methods such as our window, wall and a sales board are still very effective and used.
  6. Optimising Viewings
    Details of your property will be sent to potential buyers that have expressed an interest in similar properties.
    Our office will effectively manage the viewing process and our experience staff will highlight the very best features of your property and actively encourage offers. All viewings will be chased up and feedback will be provided. We will also give you regular updates on how the property is performing on those all important portals.
  7. Negotiation and Consideration of offers
    Once an offer has been made we will inform you both verbally and in writing and most importantly, make checks on the prospective buyer to validate the legitimacy of their offer. Ultimately, the choice on whether to accept an offer is yours but we are committed to giving you as much information as possible so you can make an informed and ultimately profitable decision.
  8. Agreeing the sale
    Once an offer has been accepted we will send out a Memorandum of Sale to yourselves, the buyer and both sets of solicitors. We will also give you information about what you need to do to get ready for the sale.
  9. Keeping the sale moving
    We will regularly chase both sets of solicitors to ensure that all the legal framework is done in a time frame that suits you. Ultimately a sale is only legally binding once the contracts have been exchanged so our aim is to get to that point as soon as possible. We will shoulder the stress of this process so you don’t have to!
  10. Exchange and completion
    Once the contracts have been exchanged, a completion date will be agreed. On that date, once the completion has been confirmed by the solicitors we will be in a position to hand over the keys to the new owner and you can get moving!
